About my shop. It is slow at work, so I started looking around on the net... bad idea.

I may have the opportunity in the near (within a year or so) future to buy some of my father in law's property. It got me thinkin. Sooo, I went onto www.unitedsteelbuildings.com , and started poking around.

Turns out, I can get a 40'x60'x16' structure with 6" of insulation on the walls and ceilings, 3 12'x10' garage doors, two regular doors, a bunch of skylights and windows and vents for about $32k. Now, that does not include plumbing/electrical, or a slab. I figure with everything, I could have a useable building for about $50k.

In my daydream, I envision 1/3rd of it being liveable space... full bath, kitchenette, and a living area w/ a foldout bed and pooltable. The middle 1/3rd would be for project parking, and general fab space, with a garage door.

Last 1/3rd would have two garage doors (one on each end), and a 2 post lift.

Of course I'd need to upgrade my welder... prolly a Miller 212, and get a bigger 220V upright compressor. Oh, and a plasma cutter, just cuz.

Anyway, it is a good daydream, and hopefully I can make this a reality in the next 5 years or so.

In my daydream, yes she does. In my daydream, she's even more excited about it than I am.

A plus that she'd like... my garage at the house would now be empty, no 4'x8' welding table, no tools, no truck "crap" as she calls it, lol

In the back part of your dream garage, you could incorporate a sun room/garden/reading room/whatever girlie thing Stacy likes.. so, she'd definitely go for it then.

You could even paint/stripe a special parking spot right by the door to the house inside the garage, just for her.

lol I like that.

Yeah, We did semi-seriously talk about making a shop out on her parents' place... only because a standard 20x20 garage is too effin small for everyday use, plus hobby. For a shop only, I'd go no less than a 40x40.

If we were to ever make an "all in one" thing, this building would have to be twice the size, just so we have a regular "house," haha. Hell, I don't even think I could live in a 20x40 area. This would just be a "home away from home" kinda thing... or when I piss Stacy off, and she kicks me out, lol

I hope you have no plans of flipping your property in ?Sauhurita? Let any equity grow.

Big GrinBe a property "monger".

Razz YOu only have an 18K budget for plumbing/electrical and slab? Like you said its a daydream Razz

what about interior walls/partitions? Septic/sewer hookups? Driveway? permits/inspections? Miscellaneous "murphy" crap?

I'd figure another 30K , minimum.

3 years ago I built my entire 40x30 shop for ~$14K. Slab, walls, roof, electric, minor plumbing, etc. $50K should get you there.

Sorry, Greg, My mind is polluted by Kalifornia bureaucratic tendencies.

I've been working for 2 weeks on a ladder- using powertools, doing seismic bracing.
All of a sudden, the " safety" guy for our company says," you can't use power tools on a ladder Gotta use a rolling scaffold". .. I can't use a rolling scaffold in some of the places( up in the truss "webbing"). The raikling will only go to the bottom chord of the truss

I'm in a full body harness, tied off to the roof truss Confused

Roll EyesFughin OSHA rules give me nightmares.

On second thought, Spike did say, "three years ago..."

Buy the property and sit on it. How much acreage/ where is it?

It's a buyer's market now. And you have an "inside" track.....

It is in Sahuartia, about 10 min or so from my house now. I don't know when it will go up for sale, as it is tied in probate from the previous owner - her deceased husband owned it.

I would love to get a larger parcel of my own, as this piece is only an acre. There are 5 acre lots just up the road from him that are going for the mid 80s, low 90s. If I didn't have student loan and some other payments, we would already be on it Wink

I want to get a backhoe.. and just dig a big hole in my backyard.. and then concrete it in for an underground garage/workshop. Smile

That way my mini-horse/dog still has a lawn to poop on.
